This development lies centrally between the two main development cores of Dundalk and Blackrock and sits amongst some significant Dundalk landmarks, namely the sixteen storey Crowne Plaza hotel, featuring the tallest mural in Ireland, and the listed former PJ Carroll & Company cigarette factory, designed by modernist architect Ronnie Tallon. With such a prominent location, it is important that the form of the proposal relates directly to its surrounding buildings. Height cues were taken from the low-rise residential dwellings to the west, before raising gradually to reference the existing hotel to the north. A considered plan arranges a layout with a lively spinal street where commercial and residential uses are beside one another to encourage community growth.
