This project required us to deliver a cost-effective plan to maximise the unit per hectare ratio while ensuring the design provided adequate and useful public space at the development. Efficiencies were achieved in this project through repetition of unit types (standardised floor plans) and minimising circulation areas to maximise density. Though we kept high-cost facade glazing to a minimum, for on-going savings, and for comfort, all units have dual or triple aspects to benefit from passive solar heat gain. To unlock further cost savings, composite structures were used to avoid the need to involve multiple trades. Pulling from a minimal palette of high quality materials and creating simple facade junctions reduced complexity in the look and feel of the buildings, while repeated circulation blocks throughout create rhythm in the design.
